Modern pipe replacement underground or in walls no longer requires excavation to repipe. Trenchless pipelining contractors all around California have been rehabilitating pipes for over a decade without digging and disruption of landscaping and buildings.

The process is actually quite simple: a new pipe liner is installed inside the broken pipe that is leaking or has root growth causing blocked drains. The new inner-pipe is initially a flexible fiberglass felt tube that is wet thoroughly with a self-hardening epoxy resin that cures within 3 hours. That’s right; the new pipe is formed inside the old pipe within 3 hours. The new inner pipe is as thick and strong as regular PVC which is usually used to repipe cracked and leaking sewer pipes or roof drains. The new pipe liner has a 50 year warranty, and engineering tests have given the new inner pipe a 100-year life expectancy.

So it is no longer necessary to excavate through sidewalks, driveways, apartment walls and floors or landscaping to repair plumbing pipes. The pipe lining process is fast, clean and costs less than digging up pipes. Also, the new cured-in-place (CIPP) pipe has no joints or seams like regular plumbing pipes, so there is no possibility for water leaks into or out of the new pipe. Of course, root infestation can no longer occur either, so CIPP permanently solves root intrusion.

Trenchless pipelining can be installed on any pipes: potable water, steel pipe, sewage pipes, HVAC pipes needing repair, hotel roof drains, apartment floor drains, orangeburg pipes, clay (VCP) pipes and even wooden sewer pipes (upstate New York).

The Trenchless CIPP Pipe Installation Process

  1. The pipe lining contractor uses a water jetter or mechanical pipe cleaning brushes, remove all scale and corrosion deposits causing drain pipe backups
  2. Then the pipe lining company uses a video camera to inspect the sewer plumbing pipes and gets a distance measurement for the trenchless pipelining
  3. The pipe liner is cut to length and 100% epoxy resin is mixed and used to saturate the pipe sleeve thoroughly
  4. The new liner is installed and alloed to harden under air pressure against the walls of the broken leaking pipe
  5. After 3 hours the new pipe liner has formed a new pipe inside the old pipe and the process is complete

Recent Project in San Jose CA: Swimming Pool Pipe Lining In Santa Clara, CA

We got a call late from a pool owner that had a pool leak detection determine a 6” pool main drain pipe was leaking somewhere along its’ length. The pipe was underneath the 8” thick concrete shell of the pool that was leaking and excavation to replace pipe would have destroyed the expensive Diamond Brite quartz finish. The new pool surface would never match the old pool surface. Also, the pool was 9’ deep and there were concerns that emptying the pool could cause a high water table to “pop” the pool out of the ground.

Pipe video inspection showed 5 ninety-degree bends in the pipe and other “pull-in-place” pipe lining companies had failed to get the pipe liner around all the hard 90s. The air-inversion method that we use which is manufactured by Perma-Liner was the logical choice for the job as it only required one access point for the pipe relining.

After installing a hydrostatic pump in the hydrostatic plug of the pool, the ground water was pumped out for 24 hours, and then the pool was emptied and the main drain cover removed. Then a video inspection of the leaking pool pipe was made to determine what length of pipe linier was need for pipe relining. The first pipe lining problem was that another pool main drain line connected to the pipe being relined and would be covered up by the relining process. Pool building code requires two main drains connected to a single suction line to prevent accidents such as evisceration.

Fortunately Craftsman Pipe Lining (also a swimming pool contractor) exclusively offers a “multi-sectional tear away process” that uses air inversion to line the pipe from one access hole, but can start the pipe liner after the pipe connection and can skip future ones so they are not covered up. Then the pipe liner was installed from the main drain all the way to the pool pump, stopping 6” short of the pump basket. After a 3-hour cure time, the pipe liner was cured and a hydrostatic pressure test using a vertical water-filled stand pipe at the pool equipment showed no remaining leaks. The whole pipe line repair took two days as opposed an estimated 14 days for pipe excavation and pool resurfacing.

We are a certified Perma-Liner pipe rehabilitation installer operating throughout California. Our cured-in-place-pipe (CIPP) enables us to repair all pipes, such as VCP clay, cast iron, steel, corrugated and copper pipes without trenching or digging through floors, walls, basements, concrete slabs or foundation and landscaping.

This type of pipe repair lasts 100 years and can protect all plumbing pipes, septic pipes, sewer lines, water pipes from root infestation, pipe cracks, missing pipe floors and corrosion. We got a call late at night from a distressed hotel along the waterfront. They had a broken cast iron sewer pipe that ran vertically from the top to the bottom floor and was leaking sewage into the walls and causing mould and other sanitary problems. They were also concerned about liability and law suits. Their research indicated CIPP pipe lining was the cleanest and fastest type of pipe replacement that would allow the convention that they were hosting to continue.

Our video inspection showed a pipe blockage on the bottom floor due to broken cast iron pipe edges (the pipe was 48 years old and very rusted). Regular pipe cleaning with a water jetter was not an option as it could destroy the pipe even more preventing pipe relining. So we used mechanical brushing equipment used in boiler heat exchanger cleaning, which removes corrosion deposits in a dry manner.

Then we moved our Perma-Liner CIPP equipment onto the rooftop, and installed the new pipe liner through the stack that emerged from the roof. There were 2 x 90-degree bends in the lined pipe, but our proprietary multi-sectional air inversion technique allowed for the simultaneous installation of seven sections of pipe liner from only one access point. To date, no other company has been able to replicate this installation without doing a pull-in-place pipe liner.

We got a call late at night from a distressed residential customer. Their toilets were clogging, and their sink and shower was draining slow. Trenchless pipe replacement was needed as they were having a function in their home soon and could not have any excavation to replace broken pipes.

Our video investigation of their plumbing showed serious pipe damage, the sewer line pipe was cracked and clogged, causing a blocked sewer line.

The following morning we cleaned the corroded and broken sewer drain line, then we measured the length of pipe liner needed, saturated it with self-hardening resin, and used air pressure to install the liner from the cleanout outside the house. After 3 hours the pipe liner was fully cured and the sewer pipe rehabilitation was complete. Since we specialize in residential pipe lining, we didn’t have to tear up floors, walls and kitchen cabinets.

Recent San Antonio TX Job:  Pharmaceuticals Manufacturer CIPP Trenchless Pipe Replacement

Symptoms: Sewer drain backups, toilets flooding into laboratories

In January 2008 a Perma-liner installers / contractor Craftsman Pipe Lining was contacted by a distraught pharmaceuticals manufacturer in Texas. Their $150MM newly renovated manufacturing facility was shut down as the underground H.D.P.E pipes had separated at the poorly fused joints that were catching on debris causing drain blockages.

Excavation to replace these lines was not an option since they were directly beneath rooms that were under the highest levels of bio-containment, which would cost millions to restore after such invasive repairs. The pharmaceuticals company needed a way to repair five of these 110’ sewer lines with the least amount of disruption. To make matters worse, pharmaceutical equipment had somehow fallen into these lines and had become trapped in the cracks of the broken joints. The equipment would have to be removed without excavation. Furthermore, if anything went wrong with the pipe liners during installation, trenching would not be an option.

Some of the trenchless CIPP bidders were using technology that required two access points but since Perma-Liner’s technology required only one 2’x3’ entry point, they were the chosen technology. The pharmaceuticals company just had to find a capable permaliner installer in San Antonio for such a risky and complicated job. They chose Craftsman Pipe Lining due to their physical proximity and their price, which was one-fourth that of the nearest bidder.

Camera inspection indicated that four lines needed rehabilitation, so four access points were carefully selected and a containment room was built over each one to minimize debris dispersal. Furthermore, air conditioning was turned off to minimize airborne contamination and the United States Food and Drug Administration inspected sites to ensure compliance with regulations. Once the holes were dug, the water was turned off to the whole facility.

Within six hours each line was shot, cured and access points opened with reinstatement cutters. The most important main 110’ line was the most difficult as the reinstatements could not be found easily. So the Craftsman crew improvised by using a laser attached to a drain snake to run the laser through the lateral p-traps down to the main line from where the beam of light could clearly be seen by the reinstatement cutter operator.

The job was completed ahead of schedule thanks to single entry Perma-Liner technology and skilled installers that could improvise at moment’s notice.

Trenchless Pipe Lining Process For San Antonio CIPP:


  1. Perform pipe video investigation to determine the source of pipe problems
  2. Using a jetter, use high pressure water to clean drain lines
  3. Measure the length of pipe that needs pipe re-lining
  4. Cut pipe liners to correct length, and mix appropriate amount of epoxy resin
  5. Saturate pipe liner with resin
  6. Use air pressure to install pipe liners in broken pipes, allow 3 hours to cure/harden.

Recent Philadelphia PA Job:  High Rise Trenchless Sewer Pipe Re-Lining on Market St.

Location: Market St., Philadelphia PA

Like many businesses, a multi-story office tower needed to have their broken cast iron sewer pipes replaced due to missing pipe floors. The repeated drain backups were causing property damage and lost productivity as carpets and wooden flooring had to be replaced. Trenchless pipe lining was the fastest pipe replacement option for the pipe under the building and the sewer lateral going to the city sewer main line in the road.

Traditional digging and replacement of pipes would have meant that tenants would not have bathroom facilities for a couple of weeks. That would prove too inconvenient and could breach lease agreements. So the landlord opted to have their waste pipes lined instead. The pipe lining has a 50-year labor and materials warranty, and engineering tests estimated the actual life of the new pipe inside the old pipe would be closer to 100 years.

So Craftsman Pipe Lining located and accessed the sewer trunk line outside the building from where they were going to reline 80’ upstream under the building, and then 140’ downstream to where the property border was (the city is responsible for the remaining pipe rehabilitation from the property easement to the sewer main under the road). This type of cured-in-place-pipe (CIPP) rehabilitation work was scheduled to occur at night so there would be no sewer service downtime.

On the first night, the first section of pipe was re-lined, and a robotic cutter was sent into the pipe to cut open the connections where other pipes used to have connections. During the daytime the pipe was completely operational for use by the bathrooms in the office complex. The second night the next section of pipe was lined, and the service connections of adjoining pipes also cut open. So in two nights there was complete sewage pipe replacement that would have taken weeks to complete by excavation.

Location: Mobile Home Community, 1000 Park Avenue, Philadelphia PA

We received an urgent call from a property manager at a large mobile home community in Philadelphia.  A sinkhole in the road was caused by broken clay sewage pipe that needs replacement. The community consists of 800 properties served by sewer main lines that have deteriorated over the last 40 years showing extensive root intrusion, water infiltration, cracked pipes and offset joints.  They were experiencing severe main sewer line back ups and flooding inside homeowners’ properties. The city was not responsible for pipe repairs as the community owned the entire property.

The pipe under the sinkhole was cleaned from within and a “point repair” or “sectional repair” pipe lining was installed where the missing pipe was. The new pipe was as hard as PVC and served as a stand-alone new pipe.

Further video inspection by Craftsman Pipe of the property of 22,000 feet of clay pipe showed 96 other problematic sewage pipe areas.

Initial estimates from plumbing companies to repipe all these drain pipes were in the $2 – $3 million range, but Craftsman recommendedmaking sectional/point repairs only in the areas that were having problems (saving at least $2 million dollars). Work was scheduled over 5 years to ease the assessments on the tenants, and since the sectional pipe lining technology from Perma-Liner allows flow to continue during the pipe relining, no bypass pumping was required.

Recent Phoenix AZ Job:  High Rise Vertical Sewer Stack Rehabilitation On W. Van Buren St.

Symptoms: Sewer leaks in apartment walls and foul odors.
Problem: Rusted cast iron sewer pipes leaking: No-Dig Pipe Repair Needed.
Location: Phoenix, AZ

Recently we received a frantic call from a property manager of a 7-story high building with 28 corroded cast iron waste stacks, and corroded vents and connected cross-over piping.  The resulting leaks in the residents’ condos were creating extensive damage to walls and floors in addition to hygiene concerns relating to sewer microorganisms and mould in walls.

The excavation and replacement of the piping would have been too time-consuming, messy and expensive. The elderly residents would have to vacated for 3 weeks while broken leaking pipes were excavated and replaced. Then came the wall and floor restoration work and cleanup.

After much research into the problem the association hired Craftsman Pipe Lining to reline the pipes using the Perma-Liner air inversion process. This repair was the least invasive and most cost-effective repipe method. It only requires one access point for the pipe lining process. The new “liner” was installed from the rooftop where these pipes emerge, and using air pressure the new pipe liner was  shot down to the bottom floor. Within 3 hours the liner had hardened becoming the new pipe. So all the sewer pipe repairs or replacement was done from the roof where no residents were inconvenienced.

Recent Project: Phoenix Restaurant on W. Jefferson St.

Type: 4” sewer trunk lines and laterals
Problem: missing cast iron pipe floor causing backups under the floor and root intrusion in laterals
Location: Phoenix

A popular restaurant on W. Jefferson St. had a serious problem: 450’ of corroded cast iron sewer pipes were in danger of collapsing which would stop all food sales amounting to roughly $8,000 per day.

They needed pipe replacement fast, but without any downtime, and it had to be done at night. The economic cost of downtime to replace sewer pipes the old way had to be factored into the cost of traditional pipe replacement.

The first night we cleaned and inspected the collapsing sewer lines. We then prepared the pipe liners for installation on the second night, when Craftsman Pipe Lining used the patented Perma-LinerTM air inversion process to line all 450’ of pipe from a single access hole, in a single night.

After a cure time of 3 hours, a robotic tool was sent down the relined pipes to cut open any connections with other pipes and then a final video inspection was dine and all the pipes checked for good flow. It was estimated by their traditional plumber (who advised against pipe relining of course) that doing the repipe the old-fashioned way would have taken 11 days to complete and cost more than pipe lining. The digging and replacement would have required an industrial concrete wet saw with dust containment tenting to cut through 8” of concrete, then soil excavation and removal, then pipe replacement, soil replenishment, concrete mixing, pumping, pouring and screteing, and…. 7 days of curing before repainting!

We received an emergency call from the manager of a bank clearing operation in a large office complex. They informed us that they had leaking roof drains when it rained and needed a pipe repaired or replaced quickly. We arrived on location and performed a full video inspection. We found corroded cast iron pipe with large holes and missing portions of pipe were the seams use to connect together. We used video cameras to measure the 120’ length of pipe lining required per drain stack. We received a call from a strip mall in Costa Mesa, CA that has backups into the shops due to a severe sewer blockage. A sewer pipe has been causing sewer clog ups for several tenants in the strip mall shopping center. We started the process with a video inspection of the sewer lines. Pipelining Is Fast and Clean

In essence, pipe rehabilitation process works like this:

  1. Clean the pipe using high pressure jetting, or in the case of leaking pipes in apartments, using mechanical brushes
  2. Video inspect the pipe to gather distance information
  3. Cut to size the correct length of felt tube liner material that will be impregnated with self-hardening epoxy resin
  4. Saturate the lining material with the resin and install the liner, usually from outside the building or from the rooftop
  5. Inflate the liner to push the resin against the inside pipe wall
  6. Cure for 3 hours
  7. Video inspect the final lined pipe and test all plumbing

Which Pipes Can Be Lined?

Pipelining, also known as Cured-In-Place Pipe (CIPP) is used for clay pipe replacement, cast iron pipe repair, HVAC pipe repair, storm drain replacement, golf-course overflow drainage pipes, and most of all sewer pipelining of sanitary sewer pipe.

Does The Whole Pipe Have To Be Lined?

No, especially for clay pipes, only the cracked pipe or root intrusion area is relined. This “sectional repair” is also called a “point repair” and costs a fraction of what relining the whole pipe would cost.

But usually cast iron pipes in residential dwellings and apartments are all of the same age and have experienced the same corrosive environmental conditions, so when one portion of the sewage pipe starts leaking of backing up, usually the rest of the cast iron pipe has to be lined too.

What Type Of Warranty Comes With The Pipe Lining?

This type of sewer pipe repair comes with a 50-year materials and labor warranty.

Do you use an epoxy spray-on system or is it a physical new pipe that you install inside my old pipe?

One common way to line pipes is to spray a thin layer of food-grade epoxy inside the pipe, like the inside of a can of food. This is called “Epoxy Pipe Lining” and it offers no new physical pipe and so the strength is remarkably less than a pipe liner. Epoxy pipe lining is commonly used in drinking water pipes but is not recommended for pipes that bear any physical load. The slightest ground settlement for example will crack the epoxy and the pressurized water will leak out.

How Much Does Pipe Lining Cost?

Highlighted Case Study for 2010: Repeated Sewage Backups On Playground

We were called out to a condominium complex that has been experiencing repeated sewage drain line blockages. But the matter has become more urgent, as various unsanitary products are backing up and then bubbling up into family’s gardens where their small children play!

We video inspected their 8″ main sewer pipe line under the road that receives all the waste from the adjacent condos, and it clearly showed that the clay pipe had cracked and pipe joints had opened up, allowing roots to grow into the broken pipe. Those roots were creating the backups reaching all the way into the first floor bathrooms, and when the upstairs second floor toilets were being flushed, the lower floor toilets and sinks would flood. Homeowners are waking up in the morning to find their bathrooms literally swimming in feces.

Plumbers had been out many times to clear out the roots and obstructions, but the pipe perforations simply allowed the roots to grow back later. After charging customers repeatedly for this service, the plumbing companies ultimately recommended the traditional pipe replacement which is very expensive, messy and time consuming.

To replace 350′ of the problematic pipe the old-fashioned way meant that they would first have to apply for a permit which could take days or weeks. Then all the various utilities companies such as city water departments, cable companies and power companies would have to locate and identify where their assets are buries underground so that the excavation hoe does not break them. During construction all the water supply would have to be shut off to the entire neighborhood for weeks, not to mention the damage to people’s yards and landscaping. Also, part of the pipe passes under a road, so traffic would have to be redirected for a period of time. To make matters even worse, the water table was really high, which meant ground water control would have to be applied along the 350’ stretch of excavation.

The plumbing companies estimated the trenching and replacement of pipe would take around 3-5 WEEKS to do and would cost around $60,000 – $75,000.

We repaired the four problematic pipe sections in 1 day for $22,000 using what are called “point” or “sectional” pipe lining.

Sectional pipe lining only re-lines the portion of pipe that is defective, which is ideal for clay pipes which are much more durable than cast iron or Orangeburg pipes. It is estimated that 95% of all clay pipe is in good condition, leaving only 5% that requires lining. What’s more, the pipe lining technology that we used had a “flow through” pipe which allowed for continuous flow inside the pipe during the repair, so that no-one was inconvenienced in the condominium complex.

Also, since sectional lining is generally considered to be a pipe “repair” not “replacement”, no permitting was required and the work could start immediately.

Pipe relining has been used widely in California where broken sewer pipes are common. Some properties like factories and restaurants simply cannot afford the business losses associated with the downtime of replacing the pipes.

Highlighted Case Study for 2009: Chicago Residential Home Pipe lining

We received a frantic call from a residential customer in Chicago. The customer informed us that their sewer line under their house was backed up. We sent out our pipe lining technicians to perform a video inspection. The pipe lining tech performed a full sewer line pipe inspection using CCTV video inspection. The pipe was severely damaged and multiple cracks were seen as well as severe corrosion and joint leaks. The pipelining technician recommended trench less pipelining to reduce downtime and to avoid having to destroy the landscaping and wooden floors inside the house. Our mobile pipelining team was dispatched onsite and a trenchless job was performed without any problems. We performed a full inspection and it was determined that our installation / re-lining was successful. The Structural Pipe Lining Installation Process

  1. The pipe lining contractor uses a water jetter or mechanical pipe cleaning brushes, remove all scale and corrosion deposits causing drain pipe backups in your broken underground sewer pipes
  2. Then the pipe lining company uses a video camera to inspect the sewer plumbing pipes and gets a distance measurement for the trenchless underground pipelining
  3. The pipe liner is cut to length and 100% epoxy resin is mixed and used to saturate the pipe sleeve thoroughly
  4. The new liner is installed and the epoxy resin saturated pipe liner is allowed to harden under air pressure against the walls of the broken leaking pipe that needs replacement
  5. After 3 hours the new pipe liner has formed a new inner pipe inside the old pipe and the trenchless pipe process is complete

We received an emergency call from the manager of a bank clearing operation in a large office complex. They informed us that they had leaking roof drains when it rained and needed a pipe repaired or replaced quickly. We arrived on location and performed a full video inspection. We found corroded cast iron pipe with large holes and missing portions of pipe were the seams use to connect together. We used video cameras to measure the 120’ length of pipe lining required per drain stack. Then the flexible fabric liner was cut to size, saturated with 100% epoxy, and installed from the rooftop without disrupting the employees work schedule. After 3 hours was allowed for the epoxy to cure, we took another video inspection of the internal pipeline and the pipe looked better than new and had no leaking joints. The entire pipe repair (pipe replacement alternative) was installed in 3 days, whereas pipe replacement by excavation of walls and floors was estimated to have taken 2 months.

We received a call from a strip mall in Chicago (Burbank, IL) that has backups into the shops due to a severe sewer blockage. A sewer pipe has been causing sewer clog ups for several tenants in the Chicago strip mall shopping center. We started the process with a video inspection of the sewer lines. Our inspector found major damage to the pipe, including corrosion, holes and many cracks in the main sewer pipe, which was causing waste to build up and cause a complete stoppage. The customer wanted to use our pipe lining job to rehabilitate this pipe and restore the pipe back to full capacity without having to tear up the parking lot. We prepared all the pipeline material and using our inversion unit we were able to insert the pipe liner material into the sewer line for installation. After installation and curing the pipe was re-inspected. This job was completed in one day without any digging or destruction of any roads or concrete, and no traffic control was required.
