Eventually old copper potable water pipes in building oxidize (or corrode) and the pressurized water begins to leak out. So may have heard of slabs leaks or pipe leaks in walls, and to replace these pipes is very costly and invasive.

Epoxy pipe lining is an alternative that works very well and is usually cheaper than the total cost of pipe replacement, which includes the demolition and repair cost of all surfaces affected by the replacement.  It is used extensively in high rise buildings, hotels and other commercial buildings that cannot afford extended downtimes. Here’s how it works:

First the pipes are sandblasted from the inside to remove all the old oxidation deposits. This is done by blowing air with entrained silica particles through the pipes. There is some “blowing” equipment upstream and “receiving” equipment downstream to capture the debris. Once the pipes are clean, air is again blown down the same pipe but this time along with an epoxy liquid that hardens in a few hours.

The epoxy used is the same food grade epoxy that you have seen on the inside of food cans, so it’s perfectly safe for consumption. This epoxy pipe lining is ideal for drinking water pipe lining, as it is very thin and very hard. But hard doesn’t necessarily make it strong, as it can crack under load-bearing applications, like under roads or wall footers. Generally epoxy pipe lining is used mainly in apartment, hotel and residential walls and floors, but not for sewer pipe relining.

But for situations where the pipe to be lined needs extra strength, regular drain lining pipe lining materials have to be used, such as the polyester and fiberglass felt impregnated with epoxy resin. These pipes are also usually of larger diameter, so the thickness of the liner has minimal effect on internal diameter reduction. This is called structural pipe lining (or just pipe lining).

Epoxy pipe lining is a pipe coating process that seals leaking pipes permanently. It prevents the need for repiping as it seals all copper pipe pinhole leaks from within the pipe. It also prevents lead from contaminating drinking water pipes from soldered pipe connections. Epoxy pipe rehabilitation is much less expensive than repiping and involves virtually no demolition in comparison. This type of pipe lining is usually used for water pipe leaks in pipes with 3/8”-4” in diameter.

When choosing the best method of water line repair, it is best to use the most tried and tested technology that fixes and then prevents pipe corrosion. Sometimes epoxy pipe lining is used to correct low water flow in potable water pipes. Low water flow is caused by the accumulation of corrosion deposits and scale from hard water. Hard water contains higher than usual levels of Calcium and Magnesium that combine with naturally occurring carbonates in the water to form calcium carbonate and magnesium carbonate that cause blocked pipes. Large buildings in Washington DC and New York City have extensive pipe corrosion requiring epoxy pipe coating. Corroding pipes result in discolored water, restricted water flow, deposits in glasses, pinhole leaks and lead water contamination.

Water line replacement the traditional excavation way is very invasive. It requires that all the leaking pipes be cut out of walls and floors, during which time there is no water supply. The ensuing mess has to be cleaned up of course, and in the meantime the repiping of drinking water lines means all tenants have no water supply, or restricted water flow, and for commercial application, production has to be shut down.

Epoxy pipe lining is used extensively in older cities such as Seattle where the structures are very old but also very valuable. In such instances repiping is not an option. Pipe corrosion over the years and thus leaking pipes make large buildings ideal locations for epoxy pipe lining.

When choosing an epoxy pipe liner or epoxy pipe lining contractor, we recommend that you contact references which have had epoxy pipe rehabilitation. This type of trenchless piping has a long, steep and expensive learning curve. Not all epoxy pipe lining companies have the same epoxy pipe restoration experience. Pipe leak repairs do not have to be as invasive as replacing drinking water pipes by digging through concrete and walls.

If you have discolored drinking water coming out of your pipes, usually it is copper oxide imparting the color to the water. Pipe corrosion will be stopped completely by cured-in-place epoxy pipe lining. This type of trenchless water line replacement is so much better than repiping. Epoxy pipe coating methods have allowed tens of thousands of elderly retired folks in Florida to stay in their apartments while their pipes are being coated.

Trenchless water line replacement has some additional benefits:

PIPE BURSTING & SLIP LINING: In some circumstances, pipes cannot be lined so “pipe bursting” is used, which involves the physical destruction and outward displacement of the old pipe followed simultaneously by the installation of a new pipe with the same or wider diameter inside the newly created void. Structural Pipe Lining Installation Process

1. The pipe lining contractor uses a water jetter or mechanical pipe cleaning brushes to remove all scale and corrosion deposits causing drain pipe backups in your broken vertical or underground sewer pipes

2. Then the pipe lining company uses a video camera to inspect the sewer plumbing pipes and gets a distance measurement for the trenchless pipelining

3. The pipe liner is cut to length and 100% epoxy resin is mixed and used to saturate the pipe sleeve thoroughly

Problem: Clay sewer main line backing up frequently in residences at Mobile Home Park

Diagnosis: Open pipe joints and broken VCP clay pipe and cracked pipe allowing roots ro grow and block the inner pipe

Craftsman Pipe Lining was contacted by the owner of a mobile home park about a 350’ section of 6” clay sewer line running directly beneath 15 mobile homes. Repeated sewage backups were occurring and flooding he inside of tenants homes. “There’s nothing like stepping into cold sewage when you get out of bed in the morning” one resident told us.

The problem with the backed up clay pipe was threefold: open pipe joints, cracks and missing sections of broken sewer pipe. Plumbers offered to dig up and replace the pipe which was located 8’ under the homes, but hat would have been very expensive given the shoring required to hold up the walls and dangerous given the requirement to dig under the homes. Sewer pipe lining seemed the only viable alternative. Traditionally 350’ long pipe lining from manhole to manhole was done using water inversion, but that requires heated water under pressure to be pumped into the pipe for curing, and there is a long history of serious scalding or even fatal accidents by boiler truck operators. So the customer opted for Craftsman’s “air inversion” method that uses air to install the liner with a self-heating exothermic epoxy resin to cure the liner.

Craftsman cleaned the pipe and video inspected it to ensure its readiness and to get distance measurements. Then we installed 175’ of pipe liner from each manhole towards the center of the pipe with a 2’ overlap. After a 3 hour cure time, a robotic cutter was sent into the re-lined sewer pipe to cut open the sewer lateral lines coming from each mobile home. The entire job cost 45% of what the traditional dig and replace alternative would have run and took only 2 days rather than 3 weeks.

Recent Project in Colorado: Epoxy Pipe Lining of 6” Fire Hydrant Main

Location: Denver International Airport • Denver, C.O.

Problem: Low flow and pressure in fire main lines

Diagnosis: A section was inspected revealing the pipes were almost completely clogged with corrosion induced tuberculation.

Craftsman was contacted by the maintenance department of the airport about a serious problem. The fire hydrant pipe that was supposed to have a 1,000 gallon per minute capacity was reduced to 200 gallons per minute due to microbially induced corrosion that created tuberculation. If left long enough, the bacteria would have corroded pits through the pipe creating serious leaks. The fire department had put the airport on notice to rectify the problem quickly. Given the location of the line, underneath 8” of reinforced concrete and in block walls that were poured solid, excavation was going to be an enormous disruption to operations at the airport.

Instead Craftsman’s proprietary epoxy spray lining rehabilitation was used. It is designed for non-structural and semi-structural renewal of 1/2” to 24” water mains and is one of the least disruptive rehabilitation technologies. The process applies a potable water certified epoxy to rehabilitate deteriorated, leaky and corrosion clogged pipes. At the AWWA standard 1 mm thickness1, most typical pinhole leaks are sealed, pressure and flow ratings restored and the prevention of future corrosion is ensured.

First access points were determined (such as fittings, valves, tees, hydrants, bends, etc.) in conformance with applicable authorities including the local fire department. Pipes were then cleaned using several cleaning methods to eliminate debris and corrosion buildup. A post cleaning CCTV inspection was then conducted to check for appropriate cleanliness, water leaks coming back into the pipe, excessive service protrusions or other issues. Once cleared for lining, the epoxy pipe lining hoses were inserted into the pipe and pulled to an exit pit at the far end of the isolated section of pipe, where the spray head was attached. The pre-calibrated spray rig were engaged, pumps actuated and the hose extracted at the rate calibrated to the size of the 6” pipe and thickness of the lining (the spray head uses centrifugal force to Spray line the epoxy resin in a uniform 360 degree pattern onto the inside surface of the pipe … creating a seamless and protective barrier.) A post lining CCTV inspection ensured the application was done in accordance with expectations and requirements.

Featured Project: Relining of poorly fused HDPE sewer pipe under laboratory floors

Location: E Main St., Nashville, Tennessee (MD)

Problem: Sewer pipes leaking in walls of 10 story high rise when toilets are flushed

Diagnosis: Vertical sewer pipes were rusted and had longitudinal cracks

In January 2008 Craftsman Pipe Lining was contacted by a distraught pharmaceuticals manufacturer inNashville. Their $150MM manufacturing facility was shut down as the underground H.D.P.E sewer pipes had separated at the poorly fused joints, and the open pipeline joints were trapping debris and causing drain backups.

Excavation to replace these drain pipe lines was not an option since they were directly beneath rooms that were under the highest levels of biocontainment, which would cost millions to restore after such invasive repairs. The customer needed a way to repair these 110’ lines with the least amount of disruption. To make matters worse, pharmaceutical equipment had somehow fallen into these lines and had become trapped in the cracks of the broken joints. The equipment would have to be removed without excavation. Furthermore, if anything went wrong with the pipe liners during installation, trenching would not be an option.

Some of the trenchless pipelining companies were using technology that required two access points for their pull-in-place method, but since Perma-Liner’s technology required only one pipelinine entry point, they were the chosen technology. Craftsman was the chosen installer for such a risky and complicated job.

Camera inspection indicated that four lines needed rehabilitation, so four access points were carefully selected and a containment room was built over each one to minimize debris dispersal. Furthermore, air conditioning was turned off to minimize airborne contamination and the United States Food and Drug Administration inspected sites to ensure compliance with regulations. Once the holes were dug, the water was turned off to the whole facility.

Within six hours each pipe liner was shot, cured and access points opened with reinstatement cutters. The most important main 110’ line was the most difficult as the reinstatements could not be found easily. So the Craftsman crew improvised by using a laser attached to a drain snake to run the laser through the lateral p-traps down to the main line from where the beam of light could clearly be seen by the reinstatement cutter operator.

The job was completed ahead of schedule thanks to single entry Perma-Liner technology and skilled Permaliner installers that could improvise at moment’s notice.

Recent Project in Tennessee: Office Tower Sewage Pipe Restoration, Nashville, TX

Type: pipe lining of drain trunk lines under occupied office tower

Problem: the 6” cast iron drain pipes were blocking up due to missing pipe floor

Diagnosis: corrosion from 40 years of moisture had eroded the pipe floor and rough pipe edges were catching on debris

Like many businesses, these offices needed to have their cast iron sewer pipes replaced due to cracks and breaks in the pipe under the building and in the sewer lateral going to the sewer main line in the road.

But they could not afford to tell the tenants that would not have bathroom facilities for a couple of weeks. That would prove too inconvenient and could breach lease agreements. So they opted to have their waste pipes lined instead. The pipe lining has a 50-year labor and materials warranty, and engineering tests estimated the actual life of the new pipe inside the old pipe would be closer to 100 years.

So Craftsman Pipe Lining located and accessed the sewer trunk line outside the building from where they were going to reline 80’ upstream under the building, and then 140’ downstream to where the property border was. The cast iron pipe on the other side of the border was the city’s responsibility.

On the first night, the first section of sewer pipe was re-lined, and a robotic cutter was sent into the pipe to cut open the connections where other pipes would normally join. During the daytime the pipe was completely operational for use by the bathrooms in the office complex. The second night the next section of pipe was lined, and the service connections of adjoining pipes also cut open.

So in two nights there was complete pipe replacement that would have taken weeks to complete by excavation and only cost around half as much.

The Structural Pipe Lining Installation Process

Problem: Sewer pipes leaking in walls of 10 story high rise when toilets are flushed

Diagnosis: Vertical sewer pipes were rusted and had longitudinal cracks

Craftsman received an urgent call from an association of a 10-story high building with corroded cast iron waste stacks, vents and connected cross-over piping. The resulting leaks in the residents’ condos were creating excessive damage to walls and floors in addition to hygiene concerns relating to sewer microorganisms and mould in walls. The excavation and replacement of the sewer piping would have been too time-consuming, messy and expensive.

After much research into the problem the association hired Craftsman Pipe Lining to reline the pipes using an air inversion process from the rooftop, so no access was needed into the individual residences. This repair was the least invasive and most cost-effective technology that the association considered. It only requires one access point to the pipe being lined where the new “pipe liner” is inserted into the vertical waste pipe under air pressure. Within 3 hours the pipeliner has hardened becoming the new pipe. All the pipe liners were installed from the roof where no residents were inconvenienced.

Apart from a few unforeseen technicalities (like a small section of collapsed pipe which had to be replaced before relining), Craftsman completed the project ahead of schedule and completely to the customer’s satisfaction.

Type: pipe lining of drain trunk lines under luxury condominiums town homes

Problem: the 4” cast iron drain pipes were rough from rust and scale causing drain blockage

Diagnosis: corrosion from 40 years of moisture and acidic drain cleaning agents destroyed the inner surface of the waste pipe

Craftsman Pipe Lining was hired to rehabilitate sewer pipes under the floors of two-storey luxury town homes in El Paso.

The residents were experiencing regular pipe backups and sewage spills into their homes. Video inspection showed that the 40-year old cast iron pipe had rusted to such an extent that the pipe floor was missing and open cracks were letting roots and soil block flow in the pipes.

Excavation to replace these pipes would have cost move and tenants would have had to be relocated for 3 weeks while the dirty pipe replacement occurred. Plumbers were suggesting excavating all the concrete floors and walls in 10 buildings in order to replace the plumbing, meaning the residents would have to vacate their premises for at least 3 weeks and the project would take around 5 months to complete at a cost of around $200,000.

Featured Project: Residential Sewer Pipe Restoration

Location: Pinckney St., Boston, Massachusetts (MD)

Problem: Sewer pipes leaking in walls of two-story home when toilets are flushed

Diagnosis: Vertical sewer pipes were rusted and had longitudinal cracks

Craftsman’s Boston dispatch was contacted by a distraught homeowner on Pinckney St. Apparently the walls in the house were getting wet when the upstairs toilets were flushed. The homeowner was concerned about mould remediation and sanitary issues, so they contacted a plumber. The plumber recommended replacing the sewer pipes by digging up all the walls, floors and ceilings to install new drain pipe. The house was over 150 years old with significant historic value, so trenching was not an option.

Craftsman pipe lining performed a video inspection of all the plumbing and started the pipelining work the same week. First the top floor pipes were cleaned, and then the vertical sewer pipes were relined using toilet as an access point. The bottom floor drain pipes were rehabilitated using in a similar manner. After every pipe liner installation, a pipe video inspection was performed and the connecting drain pipes were checked for proper flow.

The bathtub drain pipes were re-lined from the tub drain itself, using the “orientational pipe rehabilitation” pioneered by Craftsman pipe lining. This method can orient a pipe liner that has pipe connections pre-cut (like for the bathtub overflow pipe connection) so that pipe connections are no covered up during the cured-in-place pipe lining process.

The 4” cast iron drain pipes under the house were rehabilitated from outside the house at the cleanout, and sewer lateral (pipe going to road where it connects with the sewer main line) was also relined from the cleanout.

The pipe relining project completed in 4 days saved the homeowner over $120,000 and preserved the historic value of the interior of the home.

Recent Project in Massachusetts: Underground pipe restoration at a bank in the financial district on Pearl St., Boston, MA

Type: pipe lining of sewage drain line under bank

Problem: a 6” sewer main line running directly under a bank had cracked and was collapsing in areas causing toilet backups

Diagnosis: a very old drain pipe had corroded along its top due to H2S (hydrogen sulphide) gasses from sewage decomposition

Craftsman Pipe Lining has learned over the years that some pipes deteriorate along the top of the old pipe when corrosive gasses accumulate and form an acidic solution (sulphuric acid) that can dissolve the alkaline clay VCP pipes. The end result is a paper thin pipe rooftop that eventually collapses under the weight of the upper materials.

Due to security concerns, trenching under the bank to replace the pipe was not an option and going through the marble floors would be too costly in materials and services downtime. Fortunately for this customer, the old pipeline was still in sufficiently good condition to be cleaned and relined using Perma-Liner technology. Permaliner is the only equipment manufacturer offering air inversion pipe re-lining that only needs one access point for the pipeliner installation.

Over a weekend, Craftsman opened a small 2’x3’ section of the walkway outside the building to gain access to the elusive pipe. From there they opened the pipe, cleaned it, video inspected the pipeline to get distance measurements, and installed a 78’ pipe liner in the 6” pipe. None of the connections were covered up in the process, and after a 3 hour cure time, the new pipe liner was ready to be put back into service.

The Structural Pipe Lining Installation Process

Location: Baltimore, Maryland (MD)

Problem: Leaking 6” corrugated water supply line going to waterfall

Diagnosis: Structural stresses broke pipeline causing pressurized pipe leaks

Craftsman was contacted the owner of a miniature golf course that was experiencing water loss from their waterfall. The approximate location of the leak was underneath the golf course, creating wet conditions and not allowing excavation for pipe replacement.

Using pipe video inspection camera, Craftsman determined precisely where the leak was located, 65’ away from the pump room. Relining the entire 230’ of pipe would have been very expensive and unnecessary, so they relined only the 1^st 70’ to be sure they covered the leaking pipe.

The point of entry for the Permaliner pipeliner was the pump return line in the pump house. Since the Perma-Liner equipment technology only requires one access point from which to shoot the pipeliner down the pipe, no excavation of the golf course was required. The installation was performed at night so that the repaired pipe could continue operating during business hours.

Type: Cured-In-Place pipe lining of waste line

Problem: 50-year old cast iron waste pipe under terrazzo flooring and affixed production equipment causing drain blockage

Diagnosis: Pipe had corroded and become very rough catching on waste, and longitudinal pipe cracks were leaking sewage into the environment

Craftsman was assigned the job to rehabilitate 259’ of 4” and 6” cast iron sewage pipe running the length under a historic terrazzo floor and affixed pharmaceutical production equipment. No excavation was permitted as the terrazzo floor had to be preserved. Since there was only one access point for each section of pipe, other competitors using pull-in-place pipe lining were excluded. To make matters more complicated, there were several pipe connections inside the broken pipes that could not be covered up by the pipe lining installation. Further, production continued 24 hrs per day and could not be interrupted, except on weekends.

Since Craftsman Pipe Lining was the only company who offered “multi-sectional air inversion lining” that uses air to shoot many single sections of pipe lining into the pipe simultaneously, skipping over the pipe connections, they were chosen for this seemingly impossible task.

The crew set up on Friday evening, cleaning the pipes and taking video measurements for Saturday. On Saturday the multi-sectional liners were inverted into the pipelines and cured for 3 hours. Sunday final video-recorded inspections were made and all pipe connections tested for functionality. Craftsman had preserved the terrazzo flooring and saved the customer millions in production downtime.

Featured Project: Re-Lining of 4” cast iron drain line under busy Starbucks in strip mall

Location: Pinch District, Memphis TN

Problem: Cast iron sewer drain pipes rusted and collapsing

Diagnosis: Corrosion due to moisture and oxygen creating missing pipe floor causing drain blockages

Craftsman was contacted by a property manager of a busy strip mall where a Starbucks was experiencing repeated drain backups. Video inspection indicated that the cast iron that was installed in 1962 had a missing pipe floor and some other areas of the pipe had missing sections.

From a cleanout located outside the building, Craftsman cleaned the broken sewage pipe and then used a sewer pipe video inspection camera to measure the length of pipe that had to be re-lined with the new inner pipe. Then the precise length of Perma Liner brand pipe liner was cut and saturated with self-hardening 100% epoxy resin. The entire liner was rolled up into a Permaliner “inversion” tank that was then used to “shoot the new liner down into the broken drain pipe. Then a special long balloon was sent down the length of pipe to hold the new pipe liner against the pipe wall for the hours of cure time. Then the balloon was removed and the new pipe inspected.

All work was performed after hours, from outside the building so as not to disrupt shopping activities.

Recent Project in Tennessee: Commercial Sewer Pipe Lining, Broad Ave., Memphis, TN

Type: Trenchless Sectional Pipe Lining Repair

Problem: Clay VCP sewer main line causing backups into laterals of buildings

Diagnosis:  Video inspection showed separated pipe joint allowing root intrusion

Craftsman performed a trenchless pipeline job for building owner that was experiencing repeated drain clogs in their sewer pipe laterals going to their buildings. Investigation showed that the sewer main was backing up from root intrusion. Since the sewer main line was 409’ long, the expense of relining the entire sewage pipe would be a very expensive pipelining undertaking, not to mention that bypass pumping would be required to handle the sewer flow during the trenchless pipelinine rehabilitation.

Instead Craftsman installed a sectional liner (sectional repairs), which is a short piece of pipe liner installed just where it is needed. Thesectional pipe repairs technology allows the new pipeliner to be installed without the need for bypass pumping, as the balloon/bladder that holds the lining material against the wall has a “flow through” pipe through the center of it. So all the tenants of the buildings were allowed continued use of their sewage pipelines during the trenchless pipeline rehabilitation.

The Structural Pipe Lining Installation Process

1. The pipe lining contractor uses a water jetter or mechanical pipe cleaning brushes, remove all scale and corrosion deposits causing drain pipe backups in your broken underground sewer pipes
2. Then the pipe lining company uses a video camera to inspect the sewer plumbing pipes and gets a distance measurement for the trenchless underground pipelining
3. The pipe liner is cut to length and 100% epoxy resin is mixed and used to saturate the pipe sleeve thoroughly
4. The new liner is installed and allowed to harden under air pressure against the walls of the broken leaking pipe
5. After 3 hours the new pipe liner has formed a new pipe inside the old pipe and the trenchless pipe process is complete

Problem: 6” Clay sewer lateral serving two homes keeps backing up

Diagnosis: Video inspection showed root growth into the pipe at pipe joints

Craftsman was contacted by the city to assist in the repair of a clay sewer pipe 19’ deep under a large tree. Roots were persistently growing back into the pipe every time they were cleaned out, causing severe sewage backups. Trenching was not an option because digging down 19’ under a landmark historic tree would require hand digging to preserve utilities in the area, and would also require some engineering to shore up the walls.

To complicate things, there was only one access point at the top of a hill, so pull-in-place lining would not be an option. But air –inversion lining required that a large launching tank “inverter” needed to be carried up the hill, where there was no room to work.

So Craftsman launched a 4’ section of pipe liner attached to the inflation calibration tube from the bottom of the hill through a guide calibration tube that was strung uphill to the entry point of the pipe. Care was taken to ensure the inflation calibration tube entered the access pipe at the correct length so the short 4’ section of pipe liner would exactly overlap the area where the roots kept growing into the pipe.

After 3 hours cure time the calibration tube was removed and the new pipe liner was permanently attached to the host clay pipe, preventing all future root intrusion.

We received a call from local condo association regarding a complete stoppage in their sewer system. We were hired to replace or repair the damaged sewer pipe. A pipe lining crew was sent out to perform a sewer line inspection with video cameras. Our plumber located the problem; a large blockage from invading tree roots and the vertical sewer stacks in the walls were cracked and leaking. After estimating the job and preparing the materials, we cleaned the damaged pipe and removed all root growth and rust deposits. We then measured and cut the pipe liner material to specifications and mixed the resin and epoxy and saturated the liner. We used the inversion process to insert the liner into the pipe and then applied the appropriate air pressure. For the horizontal sewer pipes we shot the liner from the cleanouts and for the vertical sewer pipes we shot he liner from the rooftop. Air pressure also allowed the liner to bond to the original pipe.

This process took 3 hours to complete per sewer pipe. We finally performed a post video inspection before putting the pipe in service again. This same procedure is used in many upstream and downstream residential and commercial work sites.

Diagnosis: Corrosion due to microbial activity

Craftsman was contacted by a large medical facility in Downtown Charlotte. They were experiencing repeated leaks in there fire suppression main and the cause of the problems was a very common one: microbially induced corrosion of their ductile iron pipes, where bacteria such as sulphate reducing bacteria (SRBs) can use sulphate commonly found in water as an energy source but produce corrosive sulphuric acid as a by-product. The result is a tubercle inside the pipe that quickly corrodes a hole through the pipe and also reduces flow and thereby pressure. Excavating the old pipe was not an option as it was located beneath 10’ of concrete.

Craftsman first sandblasted the inside of the pipes to remove all the deposits, after which two layers of epoxy pipe lining were applied to seal all leaks permanently. Since the epoxy is inert and resistant to a wide range of pHs and very smooth, it is a very tough barrier to SRBs and any deposit formations.
